The simple truth is that price is the first motivating factor for the buyer making a move.

The location is also key to a buyer. Depending on what the buyer will be using the property for, determines the location they will search in.

Comps are a key point in that they show the buyer what others were wiling to pay for similar homes.

Appraisal is also important since the buyer's bank is only lending them this amount that they feel the home is worth.

So it is a science and an art when pricing your home. It as hinges on YOUR needs. Don't forget the repairs and upgrades that you have made while living in your space.  That is valuable too.
